Town of Wellfleet
Zoning By-Laws (as amended 2006)
“Sec. 3.2 District Objectives National Seashore Park - To provide for those residential and commercial uses that do not conflict with the regulations governing the activities of the National Seashore Park and are not incompatible with the character of the park, including the preservation of natural and scenic areas, as well as providing of certain recreational and leisure time activities for users of the park.”
Local Comprehensive Plan Update (2008)
“Section 1 - Land Use
Goal: Provide for planned growth to meet the needs of the Town for housing, recreation, community facilities, open space and economic development in a manner that maintains the rural and historic character of the Town and does not degrade the environment.
In surveys residents and non-resident taxpayers alike have said: “Keep Wellfleet the small fishing village that it is”; “We don’t want to look like suburbia”; “No McMansions!”
Our challenge is to allow for individual and creative development while ensuring that “McMansions” do not spring up on Indian Neck or Paine Hollow or in our Central Village District, dwarfing neighbors’ homes. We all may feel we know it when we see it, but how do you
fairly prevent or discourage it?
Numerous suggestions have been offered regarding limiting lot coverage, enforcing a building size compatible with neighboring structures and other regulatory means to control land use. We do not recommend any specific actions, but we commend these issues for discussion by town and historical committees.” (See especially pp. 16-23, “Sec. 1 - Land Use”, for discussion of build-out, tear-down and massive replacements, open space, affordable housing, and preservation of town character and scenic views.)
